Why we do this work.
We started Impact Home Team because we saw a real need — Maryland homeowners in difficult situations who needed a fast, honest exit but had nowhere to turn. Agents couldn’t sell their properties. Banks wouldn’t finance buyers for them. And the national “we buy houses” companies felt impersonal and predatory.
We wanted to do it differently. We show up in person. We give honest offers. We explain our numbers. And we close when we say we will — every time.

Josh founded Impact Home Team in 2016 after seeing firsthand how stressful a distressed sale can be. He handles every initial offer personally and walks sellers through the numbers line by line — comparable sales, estimated repair costs, and exactly how the offer was calculated. He specializes in probate and estate properties, working directly with Personal Representatives and estate attorneys to close within the administration timeline.
Ashley manages day-to-day operations, marketing, and technology. She oversees transaction coordination, ensures every seller has a smooth experience from first call to closing, and handles the systems and processes that allow the team to close quickly without cutting corners. She also manages the company’s community presence and digital strategy.
Nicole is your first point of contact when you call or submit a form. She qualifies every inquiry and makes sure you’re connected with the right person at the right time.
Mike evaluates properties in the field, assessing condition and repair needs so we can make fair, data-backed offers. He’s the boots-on-the-ground side of every acquisition.
Ted manages the post-purchase side — coordinating renovations, managing listings, and handling closings. He keeps every buyer relationship on track from contract to settlement.
Emma tracks every timeline, document, and deadline to make sure nothing falls through the cracks between contract and closing. If there’s a detail to manage, Emma has it handled.
